AnneGatling.com is a notebook about urban development, focusing on the relationship between ‘city design’ and ‘city building,’ between planning, thinking and implementation, and most importantly the critical focus on people as a driver of place. Thoughts and observations, and future research themes are organized around the opportunity and challenge that the mobile economy and innovation has on traditional development policy and outcomes, especially in marginal markets. The work originated from the development of my thesis for my MBA at MIT and continues through my current practice.
Anne Gatling Haynes AIA (US) has over 25 years of experience in urban development through the practice of architecture, planning, project management, and community focused economic development. She is currently the first CEO of the Houston Land Bank in Houston Texas, leading the restructuring of a twenty-year old local government corporation to accelerate affordable housing and related community development initiatives for the City of Houston.
She most recently designed and led an innovative urban development program for MassDevelopment, a quasi-public economic development finance agency for the Commonwealth of Massachusetts. The Transformative Development Initiative [TDI] provides a place-based integrated approach to district development in order to catalyze private development and robust economic prosperity in second-tier markets. This approach has been piloted in the Commonwealth’s network of Gateway Cities, and the platform deploys new economic development capacity and strategic new real estate equity investments while building on community–driven planning and market building strategies, leveraging existing finance tools, real estate services, partner agency resources to create systemic and sustainable growth. In its fifth year, the program has invested over 10 million dollars, and leveraged nearly 80 million of public and private local investment in over 10 of the 26 Gateway Cities.
Previously, as CEO, Anne led the Economic Development Corporation of New Haven (EDC), a public-private partnership between the City of New Haven and Yale University which was engaged in business development and long term economic and real estate planning for the City.
She served as the Design Director/Program Manager for the City of New York, Office of Mayor Michael Bloomberg, as a lead representative for the Deputy Mayor for Economic Development on municipal development projects in collaboration with City, State and Federal agencies.
Prior to her public service career, she was a Senior Associate at Pelli Clarke Pelli Architects of New Haven where she led the design and construction of a variety of institutional and mixed-use buildings, as well as urban district development projects.
She has been a catalyst for community economic development initiatives as a founding member of MakeHaven, a shared-resource ‘skunkworks’ maker space, and a co-founder and Board of Director for CitySeed which operates a network of farmers markets in New Haven as well as directs food policy initiatives for New Haven and Connecticut.
Anne received her Masters in Architecture at Yale University, and Bachelor of Science in Architecture from the University of Virginia and in 2013 received an MBA in the MIT Sloan Fellows Program in Innovation and Global Leadership focused on ideas for community economic development for an inclusive innovation economy in emerging markets.
Most importantly, Anne is inspired by cities of all shapes and sizes, enjoys travel, cooking, and running (especially in new places!).
